As the Global Workplace Solutions, Global Asset Reliability Intern , you will enable high performance and reliability of the TCCC global workplace locations and assets including the corporate aviation fleet and hangar location.
In coordination and full collaboration with the GWS Facility Management teams, GWS Capability Centers, and the Global Asset Reliability Manager, the Global Asset Reliability Intern will review current processes and make recommendations for implementing a strategic asset management plan to integrate operational systems including building condition assessments, maintenance programs, life-cycle asset management and energy management approach.
Collaborates to develop analysis methods to determine reliability of components, equipment, and processes. Acquires and analyzes data from internal GWS teams and partners to continually improve maintenance program strategy to meet outcomes-based performance measures.
Asset Management
Support all efforts in the data gathering and review of region and site level Asset Management & Reliability programs and processes, including aviation to effectively increase equipment/system reliability and compliance.
Coordinates the use of other engineers, technicians, and third-party resources to complete data integrity analysis for current facilities-related assets.
Reliability
Work collaboratively with the Global Asset Reliability Manager (GARM) and new facilities management partner to develop standards and protocol for equipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization. Create and conduct Reliability studies, as well as understanding drawings and schematics. Create risk mitigation strategies for critical assets that can be deployed across the asset portfolio. Investigate new technologies for reliability improvements. Facilitates/supports operational event and equipment failure investigations to ensure that the root cause/causal factors have been identified, corrective actions prescribed, and follow-up monitoring conducted as applicable, to determine effectiveness.
Condition Based Maintenance
The understanding of moving and rotating equipment such as pumps, motors, gearboxes, etc., from an operations and maintenance perspective, mechanically and electrically. Experience with Root Cause Analysis, Building Condition Assessments, Equipment Criticality Ranking, PM optimization, Defect Elimination, and/or Failure Modes and Effects Analysis.
Workflow Management
Work collaboratively with the Global Asset Reliability Manager (GARM) and new facilities management partner to develop, gather, and populate complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc. Develop a process that ensures and maintains the appropriate Maintenance and Reliability metrics are in place throughout the location and assets, (planned/unplanned work, planning/scheduling metrics, cost metrics, MTBF, replacement asset value, etc.). Develop processes that ensure asset and equipment history is maintained and analyzed for future trends
Capital Asset Renewal/Capital Planning
Develop enhanced processes that document multi-discipline building condition assessments across global portfolio including manufacturing, lab, office, and retail locations. Document and automate asset prioritization and building conditions reports to evaluate remaining useful life. Document findings in detailed written report, database, and report in dashboard format. Develop processes that compile, automate, and prioritize portfolio wide findings for short- and long-range capital planning and lifecycle asset management programs. Supports GARM and contractors with commissioning activities for all upgrade, renovation, and construction projects which may include, but not limited to, PM job plans, reviews for maintainability, critical spares, documentation, etc.
Qualifications:
Currently pursuing a Bachelor's Degree in Engineering, Business, or a related field of study with a final graduation date no earlier than December 2024.
