  Primary Purpose

  Independently perform advanced-level maintenance, troubleshooting, repair and/or upgrading, COCC’s facilities, equipment and fixtures. Ensure timely completion of work in accordance with accessibility, health, safety, building, codes and trade standards. Duties may fall into a variety of trades including carpentry, painting, plumbing, HVAC energy management, and electrical systems. May act as project lead for assigned projects and work requests.

  In addition to performing the duties of a Facility Specialist Sr, serve as lead worker to the Maintenance staff.

  Essential Duties and Responsibilities

  Lead Worker Functions:

  Act as first line of support to the Maintenance team members to help them carry out their duties in an efficient and safe manner.

  Identify with the Assistant Director, the daily work functions or tasks to be accomplished by the Maintenance Team.

  Provide instructions and training to other Maintenance team members for the completion of tasks.

  Instruct others on the use of machines, equipment, safety procedures, emerging technologies, and unfamiliar processes.

  Obtain equipment and supply orders from Maintenance team and submit them to the Assistant Director for ordering.

  Deliver supplies for large projects in support the Maintenance team.

  Identify educational opportunities for the Maintenance team members, and assist with the continuing education needs associated their trade licenses.

  Relieve, assist, or temporarily fill in on other jobs or duties as assigned by the Assistant Director.

  Carpentry Painting, Remodeling, HVAC , Electrical, Plumbing:

  Perform standard advanced-level preventative and immediate maintenance on building systems, plumbing, electrical, mechanical, control systems, and related components. Provide input to management regarding the work, including, participating in planning maintenance work, project management tasks, and investigating and resolving unusual situations. Positions may be assigned to specific trades and/or duties within the following areas:

  Carpentry/Structural: work independently on in-house remodel projects including, repairing/replacing drywall, insulation, framing, ceiling, leaks/cracks in the building structure, cabinetry, etc. Install interior facility; signage, shelving, whiteboards, corkboards, chalkboards, large pictures, etc.

  Electrical: upgrade Fluorescent and High-Pressure Sodium lighting with retrofit LED lighting, including bypassing ballast, troubleshoot/program lighting controls and receptacles. Repair/replace low-voltage and line voltage electric systems. Assist Electrician with maintaining/repairing/replacing, electrical panels, switchgear, transformers, generators, and high voltage lines.

  Plumbing: Open blocked drains, repair or replace leaky faucets and seals, replace toilet seats, repair auto-flush toilets and auto sink faucets, monitor sewer lines with line camera for cracks and root penetrations. Install waste, vent, and domestic water distribution systems, weld or fabricate plates, brackets or needed devices.

  Painting/Flooring: Apply coating materials such as oil-based and water-based paints, varnish, lacquer, epoxy, sealers, and primers, by brush, roller, and/or sprayer. Patch walls, tape, coat drywall, and sand surfaces in preparation of painting. Sand and/or power was surfaces for interior and exterior floor repairs/replacement. Install LVT , VCT , marmoleum, and carpet squares/sheets in offices/classrooms/hallways.

  Roofing: assess roof condition, perform routine maintenance including cleaning drains and scuppers, repair leaks, and apply waterproof material.

  HVAC : Assist HVAC Specialists in repair/replace/troubleshoot of induction and air handling units; cleans and inspects all equipment. Repair zone valves, pumps, pneumatic or electrical control devices, fans, belts, and dampers. Apply lubricates, change filters, maintain and services mechanical/refrigeration/cooling systems.

  Doors/Windows; Replacing, adjusting or repairing door closers, hinges, frames, locksets, panic hardware, ADA compliance, and rekeying locks. Repair windows and screens. Repair a variety of wood fixtures.

  Support/Administrative Functions

  Be a point of Contact for Contractors – identify and recommend repair/replacement projects which require outside contractors. Assist in procuring estimates/evaluations of project, monitor contractor work/performance, and review new construction/remodel plans.

  Performs electronic recordkeeping; track/update work order status and document progress/notes.

  Respond to emergencies both during and after hours to ensure the safe and operational condition of equipment and buildings, and an environment conducive to quality instruction.

  Assist with snow removal tasks including; snow and ice removal, systems and equipment checks, and provide additional support as needed to other Campus Services departments.

  Perform semi-skilled duties related to other maintenance trades and/or assist other maintenance staff in the completion of larger assignments.

  Equipment:

  Perform service and preventative maintenance on small, motorized equipment engines and on automotive vehicles, as well as troubleshooting equipment problems.

  Routine use of stationary power tools in a fabrication shop such as welders, drill presses, cutting torch, grinder, and small hand tools including; cordless drills, reciprocating saws, circular saws, etc.

  Routine use of scissors lifts, forklifts, boom lifts, scaffolding and single person basket lifts reaching 50 feet above the ground.

  Operate skids steers, tractors, plow trucks, backhoe and snow blowers to provide support during snow removal season.

  Perform planned preventative maintenance work utilizing CMMS ; maintain and record maintenance data

  Research and maintain current knowledge of new technology and availability of latest equipment. Identifies and purchases required parts and supplies.

  Ensure safe access in and around all work areas.

  Individuals must possess these knowledge, skills and abilities or be able to explain and demonstrate that the individual can perform the duties and responsibilities of the job, with or without reasonable accommodation, using some other combination of skills and abilities. The individual is expected to follow College work rules and policies.

  Knowledge and ability to perform general trade duties across multiple building maintenance areas.

  Ability to assign and direct other employees on assigned projects and/or perform project management duties.

  Knowledge of state, local and Federal laws and building codes, fire, environmental, ADA and safety codes relating to building construction and the trades.

  Knowledge of hazards, safety and environmental precautions of building maintenance and use of tools and equipment

  Able to respond to emergencies both during and after hours to ensure safe and operational condition of equipment and buildings.

  Ability to identify resources available to accomplish work such as equipment, materials, vendors, and contractors.

  Ability to read and interpret blueprints, plans, drawings and specification requirements to install and repair building systems.

  Ability to accomplish assigned work independent of supervision in a timely and efficient manner.

  Communicate effectively, both orally and in writing, using the English language with or without the use of an interpreter.

  Ability to work cooperatively with and contribute to a diverse workplace through ideas or experience.

  Operate a computer at a basic level, i.e., email, internet searching, Word and Excel.

  Ergonomic Requirements

  This position works a regular schedule Monday through Friday. Hours are determined by the supervisor based on business needs. Some flexibility and/or overtime may be required. Work involves extended standing with lifting of objects from 10-50 pounds for 15 percent of the time. An additional 10 percent of the time is spent lifting objects over 50 pounds. Operates demanding equipment. Health/safety exposure includes noise extremes, ventilation extremes, bad weather, safety hazards, and contamination/exposure to disease or toxic substances. Work may involve recurring late/early hours (less than four hours per week). Work may be performed on all COCC campuses and associations.

  Computer screen is used less than 25 percent of the time. All individuals are required to be able to perform the essential functions with or without reasonable accommodation.

  Minimum Requirements

  Education:

  High school diploma or equivalent.

  Experience:

  Two years’ direct supervisory experience in any field.

  Two (2) years’ experience in facilities maintenance or repair in one or more of the following trades: carpentry, windows and doors, electrical, HVAC , and/or plumbing.

  Preferred Qualifications

  Education:

  Associate’s degree in Building Construction or Maintenance related field.Experience:

  Five plus (5+) years’ direct supervisory experience.

  Five plus (5+) years’ trade experience in building automation, boilers, electrical, HVAC , or plumbing.

  Certification(s) in a trade or safety related field such as DDC Controls, VFD Programming, Lighting Control Systems.
