The Director of Development implements multi-family residential projectdevelopment activities under the direction of the Market President. You willwork on strategic planning of new developments, underwriting forfeasibility, securing financing, and work through construction,lease-up, and finance conversion. The Director of Development coordinatesdevelopment activities with other divisions within Gorman, such asConstruction, Architecture, Property Management, Asset Management,Finance, and other staff within Development, ensuring effectivecommunication of development status and needs.
This position reports to the Regional Market President in Colorado, retainsrelationships with peers and all other departments within the company, andexternal relationships with current and prospective residents and residentassociations, federal, state, and local government agencies, electedofficials, non-profit and community development groups, design andconstruction-related subcontractors, as well as key stakeholders.
As a Director of Development, you will manage:Represent Gorman in meetings with public and private partners regarding allaspects of the development process.Serve as another "face" of Gorman, increasing our market presence atcommunity and industry events.Assist Market President with identifying financing partners for newdevelopments; prepare investor/lender "RFPs" and track deal points forcomparison.Assist Market President with deal origination and identify new opportunitiesfor growth.Review and vet proforma/budget with Financial Analyst for potential andcurrent projects.Work with Market President to determine optimal financing structure,sources, and partners for future developments.Lead 'budget scrub' process for operating, soft, and hard cost budgets.Assist with obtaining entitlements, including attending entitlement meetings(jurisdictional staff, council, commissioner, zoning board,etc.), neighborhood meetings, and community events.Meet with and discuss predevelopment opportunities with potential partners.Review legal docs for financial closings with Market President and LegalFirms.Work with Architecture and Construction team to ensure development meetsappropriate design/construction standards for all applicable financingsources.Work with Market President and Construction Accounting team to track draws andoverall budget throughout project construction.Prepare documentation for submittals and other financing sources, inpartnership with Development Coordinator.Initiate strategic planning for future development sites and developmentactivities.Conduct site visits for potential and existing projects.Assist with obtaining site control, review materials related to thepurchase, lease or transfer of the land, and monitoring deadlines in theland purchase contract.Responsible for development forecasting and modeling (profitability/proforma) in conjunction with Financial Analyst. Prepare preliminary and finaldevelopment cost estimates, sources and uses, operating statements, cashflow analysis and supporting schedules, together with executive management.Interface, together with executive management, with public officials fromfederal, state, and local agencies, as well as elected officials.Develop and recomm nd best alternatives on transactions involving newdevelopments, expansions, acquisitions, and dispositions; operatingexpenses, taxes, utility charges and rent escalators.Work in conjunction with the architect to review design development andconstructions documents to ensure conformance with the development scope anddefined construction standards specifications, as well as all federal,state, and local contractual requirements for design specifications (e.g.- minimum square footages, mandatory design guidelines, green buildingrequirements and the like).Coordinate due diligence with the Development Coordinator and Market Presidentto evaluate the physical condition of new acquisitions and third-partyassignments including, but not limited to, formulating scope of work,creating budgets and scheduling environmental testing.Prepare due diligence documents for closings, in partnership withDevelopment Coordinator.Work with the Market President and Financial Analyst to determine the optimalfinancial structures and funding sources for the future proposed developments.Prepare application materials for any applicablegovernmental/quasi-governmental funding programs and respond to any concernsto resolve deficiencies; prepare post award documentation and submitaccording to deadlines.Prepare documentation needed for third-party lenders and investors andcoordinate activities required to obtain final commitments from fundingsources.Define requirements to ensure all scheduled milestones for planned developmentactivities are in compliance with applicable regulatory and contractualrequirements.
