To Senior Director, Asia Workplace and Infrastructure
Scope
The China Workplace and Infrastructure portfolio consists of 800K sqft of owned/leased space spread across 38 cities. The workplace houses >4,000 employees/contractors and the infrastructure include complex R&D/technical labs.
The position is a Senior Manager that oversees 6 full-time employees and 150 vendors and manages US$24M of annual Operating Expense budget.
Objective of Position
The Workplace and Infrastructure Senior Manager acts as the key representative of the Global Workplace and Infrastructure (GWI) organization to his/her site portfolio and is accountable for the full cycle of the assets (plan, transact, design, build and operate). This individual will partner with the GWI Senior Director, Asia, functional Subject-Matter-Experts (Real Estate, EHS, Security, IT), Business Leaders, Finance, Procurement and other partners to understand business requirements and common goals. It is also the responsibility of this position to drive operational plans to ensure successful execution that will translate into measurable year-over-year improvements in performance, efficiency and effectiveness.
Key Responsibilities
Work with the GWI Regional Director to develop and implement a multi-year plan for the lab and office real estate portfolio, including strategy, business, financial and operational planning in alignment with the GWI goals and business strategy. Ensure successful execution.
Take a leading role with the Regional Director in the entire life cycle of real estate and site services, spanning site selection, transactions, workplace and infrastructure design, construction project management, and facilities management operations for your portfolio.
Manage Capital plans, annual Opex plans and forecasts, including development and implementation of cost efficiency efforts in partnership with finance and vendors.
Apply an established framework of KPI’s and other performance management techniques to drive high levels of performance of our vendors. Track their performance and provide feedback using formal review procedures. Ensure that performance issues are quickly addressed and there is an established plan for continued improvement. Partner with the Regional Director on management of vendor relationships for your portfolio.
Accountable for all site operations including technical facility and equipment maintenance and operations; and workplace services including food and beverage, janitorial, reception, office supplies, etc.
Partner with the site-specific management teams to ensure that needs and requests are understood and properly addressed to foster a positive employee experience. Ensure a robust site level communications plan is in place.
Support directly the Regional Director to secure alignment and decisions for GWI related strategies and initiatives. Some limited senior executive engagement is expected.
Willingness to challenge the status quo and drive innovations that have fundamental impacts and improvements on our ability as a function to deliver our mission at Applied Materials within your portfolio and region.
Effectively utilize GWI guidelines, practices and leverage third parties as needed for successful delivery of office planning, facility operations management, programs and projects consistent with agreed-upon service levels and budgets. Coordinate with global subject matter experts within the GWI organization and business groups to ensure participation and compliance with GWI standards and best practices.
Adhere to the geographic rhythm of the business to ensure synchronization with key strategy, financial, operational planning and business reviews. Contribute to the Regional Director’s delivery of area/site business reviews to GWI leadership on the established rhythm.
Ensure effective site/geographic area partnerships with key partner functions including IT, Procurement, Security, Finance, Legal and HR.
Establish relationships and rhythm of engagement with local business leaders to align on key priorities and plans for each site.
Ensure that GWI is in compliance with all statutory and reporting regulations and Applied Materials policies and controls. Maintain stringent policies regarding data integrity.
Selects, develops, and evaluates personnel to ensure the efficient operation of the function.
Experience Requirements
10+ years of total Real Estate and Facilities Management industry experience with proven track record in Business, Client and Vendor Management.
Experience with several, but not necessarily all, the aspects of the real estate life cycle plan, transact, design, build and operate.
Demonstrated track record for driving continuous improvements with a view to improving facility performance and cost efficacy.

Education
Bachelor’s degree in Business Management, Facilities Management, Finance, Engineering or other related fields.
MBA or related graduate degree preferred.
Real estate and Facilities industry certification a plus.
