  Description of Work Unit

  Provide quality services in order to maintain the campus building control systems for the benefit of the university community, by providing a safe comfortable environment conducive to the educational and research requirements of Colorado State University.

  Trades Maintenance Services exist to support Facilities Management, Administration Services Division, and Colorado State University strategic plans. To provide, within the limit of its allocated resources, quality trades maintenance services, which includes all structural, mechanical, and electrical systems, and small construction project management. These services are to create and maintain an aesthetically pleasing and functional environment that meets or exceeds the University’s needs for instruction, research and outreach.

  The Environment Shop provides services to monitor, operate, maintain and construct the campus wide networked controls, alarm management and energy management systems. Major building components affected are; heating, ventilation, cooling, refrigeration, and the affiliated sub networks. Buildings included are used for instruction and research, and contain technologically advanced and bio-safety level III containment and drug manufacturing facilities all of which are utilized in research on the campus.

  Position Summary

  The nature of, and need for this position is to act as the direct Supervisor of the Environment Shop; its personnel and daily activities. This position would represent the Environment Shop at Facilitiy supervisor meetings and trainings. This position would also provide technical support to the Environment Shop staff and others in Facilitiy Management. Such support would include areas such as sequence of operations, programming, mechanical and programming troubleshooting, integrations and engineering of BAS systems. This position would also be responsible for the development and training of the Environment Shop staff.

  The Environment Shop Supervisor would also provide expertise in the functions associated with compliance to the Governors mandated energy use reduction program. This is accomplished by using the Energy Management and Control System as a tool for ongoing retro commissioning of established mechanical systems, as well as providing the means to integrate with third party software to take advantage of opportunities to reduce peak demand throughout the University’s facilities.

  This position is expected to review and provide technical advice in regard to construction projects at multiple stages through their completion. The expected results should render as high a quality product as possible with regard to occupant safety, productivity, and energy usage as the project funding will allow. This requires working closely with project managers, engineers, architects, and contractors during design, construction, commissioning and close out procedures to arrive at the best possible outcome.

  Minimum Qualifications

  To be considered for this position, candidates must demonstrate in the application materials:

  Five years of technical experience repairing, performing maintenance, installing, modifying, calibrating, certifying, or fabricating equipment and facilities related to Building Automation Controls and the work assignment.

  Two years at the fully operational or lead work level.

  Demonstrated supervisory or work lead experience

  Demonstrated experience providing oversight of day-to-day operations in a shop setting

  Ability to learn/troubleshoot new and existing software programs

  Strong customer service skills (internal/external)

  Job Duty CategoryEnvironment Shop Supervisor

  Duty/Responsibility

  Position functions as the Environment Shop supervisor who will develop, implement and monitor long and short term work unit business plan and goalsthat are consistent with University and Facilities Managment Mission Statements. This position will also be fiscally accountable for the Environment Shop’s annual budget. This position conducts the review evaluations and aids in setting goals for individual employees on an annual basis and will review goals semi-annually to confirm adherence. In meeting the individual employee’s goals the supervisor will develop training agendas. The supervisor will define shop programs, and provides day-to-day guidance to employees in the delivery of services such as planned maintenance, breakdowns and minor repairs, audits and service and construction and other required revenue generating activities. This position will also use established data base programs to assess maintenance backlog and project priorities as necessary.

  Supervises the management of the Building Automation System ( BAS ) infrastructure, to include Johnson Controls, Alerton, Siemens, Iconics/ SCADA and multiple third party vendor devices. Sets priorities for networking information to meet data, graphics, alarming and trending priorities. Develops and updates university construction technical standards and guidelines for software and hardware components utilized throughout the BAS system. Provides guidance towards future networking capability and components.

  Duty/Responsibility

  Manage the integration and installation of new heating ventilation and air cooling systems on a web based OPC / SCADA driven platform. Write and oversee software protocol to accomplish heating ventilation and air cooling sequences and alarming. Maintain integrity and structure of the BAS and OPC systems. Troubleshoot software issues within the numerous BAS and OPC systems on campus. Provides resources and technical support to all customers, both internal and external. Establish plans to resolve issues. This position will be expected to work closely with the Facilities IT department to maintain and build on to the BAS controls network.

  Oversees networking capabilities and operational protocol standards for the installation, monitoring and network connectivity. Provides guidance in selection of hardware and software associated with the campus BAS . Defines operation strategies for the construction and maintenance of field and networking equipment. Helps define University wide strategies for future planning of built out systems.

  Duty/Responsibility

  Provide leadership and guidance in design, install and troubleshooting HVAC systems to include new build capital projects, retrofits and buildout construction projects. Work closely with internal and external customers to provide support and insight on new projects to avoid design, install, software, networking and/or naming issues. Advise on programming and hardware installation on new projects. Understand on how to integrate these new project systems into the existing campus OPC platform. Oversee the update and modification of the BAS database to reflect new systems and their associated data, trends, alarms, graphics etc.

  Design and review sequence of operations for new and existing systems. This can include the review, commenting and approving of submittal packages. Provide construction test/verification and commissioning services. Complete or advise appropriate programming and hardware software installation for new projects. Complete integration of new projects to existing BAS control network to include adding them to the BAS database, graphics, alarming and trending systems.
