DHI Communities is currently looking for a_BTR-Assest Manager_. The right candidate willresponsible for the successful lease-up and management of newly developed communities of build to rent homes.
Essential Duties and Responsibilitiesinclude the following. Other duties may be assigned.
Primary point of contact with property management (internal or external property management)Capable to oversee multiple lease-ups simultaneouslyProvides strategic guidance for lease rates and optimal lease-up absorption paceProvides strategic guidance to region and division personnel regarding platform best practicesPerforms on-site property inspections to assess property presentation, signage, and condition, and to monitor property management team’s effectivenessCreates action plans that drive investment performance and valuationCoordinates execution and communication between property management & construction teamsManages approval process for property operating decisionsAnalyzes market research to evaluate ideal positioning for each property within its submarket and considering factors that may influence successCollaborates on investment decision regarding ideal properties to develop as rental product and maintains internal valuations at a community levelReviews community operating budgets (inclusive of HOA budgets) and monitors community adherence to expectationsCollaborates with Disposition team personnel to ensure smooth sales process at maximum valueProvides timely feedback to inquiries and diligence requests during dispositionsNegotiates contractual relationship with management companies and other vendors as neededContributes to business plan and budget creation as neededParticipates in evaluation and design of prospective communities upon requestAssist in underwriting rental communities by providing rent and operating expense assumptionsConducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the companyAbility to travel frequently and overnightSupervisory Responsibilities
May have supervisory responsibilitiesRequired Qualifications
Bachelor's degree from a four-year college or universityThree or more years related experience and/or trainingMust have a vehicle and a valid driver’s licenseExcellent communication skillsAbility to multi-task and excellent organization skillsAbility to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applicationsProficiency with MS Office and emailAbility to sit for majority of 8-hour workday; use hands to finger, handle or feel; reach with hands and arms; talk and hear. Specific vision abilities required by this job include close vision and peripheral visionPreferred Qualifications
