As a part of our team, you will assist in Building Enclosure investigations and remediation design, Property Condition Assessments (PCA), Facilities Condition Assessments (FCA), and Construction Risk (CR) projects for a wide range of clients. Work may include on-site assessment of all major components, building systems, and other infrastructure. This will be balanced with in-office/hybrid report assessments, and team meetings/trainings. Services may be provided for existing or proposed projects in the commercial, retail, multi-family, hospitality, senior living, industrial, medical, and/or governmental sectors. Assessment methods will be primarily visual examination, but may include non-destructive testing (IR Scans, Moisture Meters, fenestration testing, etc), and destructive examinations – all of which we will train you for if you’re unfamiliar with the process, or have you mentor others on the team if you are familiar! Client deliverables range from reports of findings and recommendations to working with an A/E team to develop restoration design documents and construction administration.
General Duties & Responsibilities
Engage with local Terracon office leaders and be a Facilities service representative.
Work with existing clients to obtain additional work and help develop new clients.
Manage or consult on facility consulting projects providing leadership and expertise to internal and external project teams.
Participate on and lead teams in the performance of building diagnostics projects that include, but are not limited to roofing, façade, waterproofing, and field testing.
Mentor other team members to help other develop skills required to work on building enclosure consulting and testing projects both in the field and in the office
Develop and/or review design construction documents related to rehabilitation or remedial building system projects based on our recommendations for system improvement.
Capable of analyzing technical aspects of subject area, defining scope and selecting problems for investigation, developing novel concepts and approaches, and recommending major design changes, with the help from a Subject Matter Expert or Authorized Project Reviewer.
Peer review construction documents, protocols, Scopes of Work, and other similar documents associated with various building system design and repair/restoration.
Perform and/or direct field testing and investigations for the diagnosis of building system issues related to condition, performance and service life.
Prepare and write reports that are professional in language with a logical presentation of technical ideas and recommendations.
Prepare proposals, develop scope of services, establish fees, manage projects from personnel, financial and schedule standpoint.
Supervise and mentor younger, junior and/or less experienced Facilities division professionals to cross train on building enclosure services.
Participate in one or more technical/professional associations and assume leadership positions.
Possess excellent communication skills and the ability to provide/receive constructive feedback.
Possess a growth mindset and lead with curiosity.
Basic Qualifications
8+ years’ of experience in building enclosure consulting, including but not limited to condition assessments, destructive investigations, system diagnostics, and remedial design.
Bachelor’s degree in Architecture or equivalent degree (and experience) that can be applied to becoming a Registered Architect.
Credentials such as CEM, Cx, RRC, RWC, REWC, RBEC a plus.
Valid driver’s license and acceptable driving record.
Regional travel, generally in and around the Bay Area and Sacramento areas. Some travel to Los Angeles Metro Area.
Strong written and oral skills
Be responsible for maintaining quality standards on all projects.
Software: Microsoft Office Suite and Teams, Bluebeam Revu, AutoCAD, AdobeSign
Ability to work in a hybrid environment, and remaining flexible to come into the office a minimum number of days per week, travel both locally and out of state for work, and be reachable and maintain communication with internal and external clients when working from home/remotely.
Other preferred skills:
Master’s Degree in Architecture or a related field preferred
Registered Architect in the State of CA and/or other west coast states, and/or the ability to become licensed in California.
Local market familiarity and awareness
Past or current client connectivity and relationships
History of local market engagement via trade, client or technical organizations.
Ability to market and develop consulting service opportunities.
Possess and model a safety-first mindset.
Knowledge of the California Building Code.
Basic knowledge of the accessibility standards of the ANSI A117.1, the 1991 and 2010 ADA Standards, the Fair Housing Act, UFAS and Section 504.
Credentials such as CEM, Cx, RRC, RRO, RWC, REWC, RBEC are a plus.
