Job Summary
Responsible for the oversight of the on-site accounting functions including repairs and maintenance, spa, food and beverage, lifestyle activities and HOA This role is directly responsible for supervising the day to day functions of the on-site accounting and maintaining the property Standard Operating Procedures. This would include but not limited to the daily cash monitoring, sales reporting; providing all necessary month end reports to the general ledger team, preparation of key reporting as well as general support and guidance to the on-site team. The Property Controller will play a key role in assisting the General Manager and departmental leadership in achieving department goals by providing analysis including budget to actual variance reporting and key metric comparisons, standard and ad hoc reports as well as financial statement review. This integral role serves as the key liaison between on-site operations and the financial services team.
Essential Duties & Responsibilities
Provide various reports to the general ledger team to facilitate month end closing processReview Financial statements for accuracy, identify and research variances or unexplained items on the Income Statement and changes on the Balance Sheet and propose adjustments and re-classes as necessaryProvide assistance, support and training to on-site team including General Manager and Departmental leadershipMaintain reserves schedule and track construction projects; providing necessary support on budget and payoutsRespond timely consistent with FirstService Residential values to requestsTimely preparation of variance analysis & executive summary reportAssist with facilitation of cash management process as needed to ensure sufficient funds are available and to ensure proper allocation of fundsÂReview and approve AVID submissions to ensure proper codingCommunicate timely the potential issues that may affect the accuracy of the financial statements.Analysis of labor expense weekly and distribute variance report to department heads.ÂSpecial Project expense tracking to ensure expenses are within budgetAssist with review, interpretation and mapping of the budget as well as enter and submit the budget in the Budget Tool system.Timely follow up and resolve outstanding items and reconciling differences within financial statements.Prepare, file and pay sales and use taxes for propertyÂToday this role does not have assigned team members. In the event the role is assigned direct reports, the expectation is that the Controller will supervise the daily functions of the assigned team while maintaining standards of excellence for processes, methods and personnel. Ensure the goals and needs of the department, company and its customers are met.ÂUpdate and ensure conformance with Standard Operating procedures and policy, ensuring all activities within the team is processed into the system in an accurate and timely mannerÂPeriodic surprise audits of all cash banks, registers as determined by Standard Operating Procedures.ÂPrepare key metric comparison reports, assist on special requests and projects, and prepare ad hoc reporting as neededÂOverseeing and ensuring timely collections of Accounts Receivable.ÂMaintain Fixed Assets listing for tracking and audit purposes.Additional Duties & Responsibilities

Education & Experience
Bachelors or Associate degree in Accounting from an accredited college or university, and minimum five years in food and beverage or hospitality accounting. Minimum 3 years supervising a team. Condo/Home Owner Association and General ledger accounting experience a plus; additional years of experience could offset the need for an accounting degree.

Strong verbal and written communication skills.ÂDetail oriented and strong organizational skills and multi-tasking skills.ÂMust have a strong work ethic and be detail-oriented with excellent organizational and multitasking skills.Must have strong excel skills along with proficiency in Windows and Microsoft Office, including but not limited to Word, PowerPoint and Outlook.ÂExperience with a POS system required, Jonas a plus.ÂAbility to work with sensitive or confidential information.ÂAbility to meet deadlines and work well under pressure.ÂAbility to perform with minimum supervision and make decisions independently.ÂAbility to work in a team environment as well as independently and be self-drivenÂCritical thinking, problem solving, judgment and decision-making abilities. ÂTools & Equipment Used

Physical Requirements/Working Environment
This position will be a combination of working in an office and physical interaction with the on-site food and beverage team. The employee is required to work at a personal computer as well as be on the phone for extended periods of time. Must be able to stand, sit and walk. The incumbent must be able to work extended and flexible hours and weekends as needed. Physical demands include ability to lift up to 30 lbs.
