　　Reporting to our Director of Real Estate the Senior Portfolio Manager assumes responsibility for negotiating new and existing leases with EssilorLuxottica’s landlords or their representatives for your portfolio. This role involves supervising and assisting the team of Portfolio Managers in their daily operations with a focus on a specific section of the retail network.

　　Key responsibilities include network planning and creating proposals for upgrading or renovating retail stores within the portfolio whilst ensuring that all operational aspects of EssilorLuxottica’s property portfolio are effectively managed, completed punctually, and conducted within approved parameters.

　　Requirements for Success

　　Identify and negotiate new locations aligned with business goals and network plan.

　　Conduct feasibility analysis for new stores, ensuring financial viability; prepare submissions for EssilorLuxottica Board and HQ Corporate Real Estate approval.

　　Collaborate with our Lease Admin and Finance Admin to ensure accurate processing and updates of payments in the SAP Property system.

　　Directly negotiate lease renewals considering potential store changes consultation with the business.

　　Coordinate and oversee market reviews, engage valuers, and conclude lease negotiations as per lease requirements.

　　Conduct feasibility assessments for stores needing capital expenditure, ensuring accurate and timely submissions.

　　Prepare feasibility reports and fixed asset reviews.

　　Generate management reports, including budgeting and forecasting for the broader portfolio.

　　Support the Real Estate Director/VP Real Estate with additional long-term network planning reports.

　　Coordinate with Project Management & Franchise team to align negotiations with fit out guidelines and assess refurbishment viability within site parameters.

　　Submit lease plans, fitout manuals, briefing documents, and capital expenditure information to the Project Team

　　Maintain strong relationships with Landlords and contractors, ensuring excellent rapport at all times.

　　Skills & Experience

　　Possess a tertiary degree/diploma in Property.

　　Minimum 5 years of negotiation experience, encompassing retail leasing

　　Established relationships with retailers and landlords

　　Expertise in Lease Administration and Retail Tenancy Act.

　　Capable of managing and offering recommendations for feasibility analysis to the broader business.

　　Proficiency in managing at both strategic and tactical levels within a dynamic environment.

　　Preferably experienced with SAP or property leasing management databases.

　　Excellent report writing and communication abilities.

　　Willingness and ability to travel frequently interstate and overseas.
