The Department of Facilities Management supports the mission of the Universityof Denver's physical resources to provide a healthy and safe educationalenvironment for the campus community through services of the departments ofCapital Projects and Planning, Facilities Management, Parking & MobilityServices, Auxiliaries & Real Estate, and Business & Operations.
Position Summary
Under the general supervision of the Assistant Director of Operations &Maintenance, this position plans, organizes and supervises the HVAC teamto ensure proper, safe, and reliable work operations within establishedbudgetary and appropriate time schedules.
Essential Functions
In addition to following the University of Denver's policies andprocedures, principal responsibilities include, but are not limited to:
Plans, organizes, and supervises the shop's work through developingschedules, work assignments, inspections, ordering equipment andsupplies, and providing emergency response. Manages a staff of workers,including evaluating, counseling, taking disciplinary actions, andmaking recommendations on hiring or dismissals.Maintains records as required to provide adequate information on systems,purchase orders, and bids, oversee the timely completion of work ordersand reports, and offer other reports and analyses as requested.Implements preventive maintenance programs that achieve the objectives ofdecreasing reactive maintenance and cost.Develops, implements, and ensures employee compliance with operating andsafety procedures and trains employees in proper work and safety techniques.Exercises fiscal responsibility by ensuring that equipment and supplies areinventoried and safeguarded, that materials and labor for the work performedare used effectively, and that shop expenses do not exceed budgetaryresources.Designs new and significant repair specifications, review new constructionproject plans, makes recommendations to improve maintainability, estimatescosts, and obtains permits, where applicable.Performs work at the highest level in his or her area of expertise.Knowledge, Skills, and Abilities
Ability to read and interpret documents such as safety rules, operatingand maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence. Ability to applyconcepts of primary and intermediate algebra.Ability to solve practical problems and deal with various concerns andvariables in situations where only limited standardization exists. Ability to quickly assess various data in emergencies to developeffective solutions.Knowledge of the following: methods, materials, tools, equipment,codes (e.g., OSHA, ADA, EPA, Building) and regulations of the HVACtrade; occupational hazards, safety regulations, and safety precautionsof the trade; construction and operational principles of HVAC systems;some engineering concepts; principles and codes of supervision; ability toapply University and Department policies and procedures consistently andfairlyAbility to do the following: plan, assign and supervise the work ofothers effectively; operate a variety of equipment required for theperformance of duties; read, interpret and work from service manuals,blueprints, sketches, diagrams, and technical systems; maintain avariety of records, prepare reports and order supplies using computerizedand manual systems; prepare estimates of time and material required for workprojects; establish and maintain effective working relationships with avariety of professional, nonprofessional and skill trades personnel;respond to emergenc es and work a flexible schedule when workload requires;perform on a computerized work order system to distribute work and preparesummKnowledge of IT Network infrastructure.Knowledgeable working with Microsoft Office programs such as Word,Excel, and Outlook.Required Qualifications
High School Diploma or G.E.D
Five years of experience in the HVAC trade and at least three years ofForeman/Lead/Supervisor experienceJourneyman certificates in Heating, Ventilating, and/orRefrigeration, and/or Steam and Hot Water.Must have EPA Universal Refrigeration CertificateSuccessful candidates for this position will require a post-offer,pre-employment health screening.Must possess a valid Colorado Driver's License and be insurable underUniversity guidelines.Must pass a Pre-Placement Physical ExamPreferred Qualifications
Class A certificate in Heating and Ventilation, and/or Refrigeration,and/or Steam and Hot Water, and/or Stationary Engineer, and/orBoiler Operator.
Familiarity with specific software packages such as Johnson Controls(Metasys), Trane (Tracer Summit), and Long (Niagara), KronosTimekeeping, ArcGIS Explorer Mapping for campus utilities, EnergyCap-energy management software, and Performance management systemWorking Environment
While performing the duties of this job, the employee regularly works nearmoving mechanical parts, in high, precarious places, and in outsideweather conditions and is regularly exposed to wet and/or humid
