  About the role:

  This is a high profile, high impact, executive leadership role with responsibility and accountability for strategy, policy, growth / sales, customer care, operational excellence, product development, collaboration with the wider CBRE business / Turner & Townsend, DE&I and HSE on a global basis.

  There is an untapped opportunity to significantly expand market share and improve the size and scale of project engagements with CBRE’s Internal Advisory & Transaction Clients, Enterprise Account Clients, External Clients and Turner & Townsend. This role will further develop the Principal Delivery platform in support of project delivery in all global regions and will be accountable overall to ensure the right operating model, organizational design and operational standards are met and the risks (e.g. HSE, budget, schedule) are managed, the margins are achieved, and the business is protected.

  There will be a significant focus in the short to medium term on change management to align the organization, process and management systems to increase principal projects opportunities.

  What you’ll do

  This role will work in partnership with the Global Commercial Lead and the Global Governance, Risk & Assurance lead and will report directly into the Global Chief Operating Officer for Project Management to carry-out the following duties:

  Ensuring the Financial, Operational and system strategy is in place to manage the risks and maximize our margins and projects within the size rules.

  Ensuring we have the skilled SMEs to manage the pre and post contract activities correctly.

  Establishing the right systems are in place to manage risk and to improve procedures and compliance with Project Delivery Approval process for Justification & Authorization’s.

  End to end accountability for structuring deals overall and ensuring they are operationalized.

  Overall HSE accountability, in concert with the HSE Leads to ensure consistency across the board including supplier safety.

  Financial accountability for margin protection, revenue recognition, retention release.

  Interfacing with the variable and dedicated Principal teams across Project Management Advisory and Enterprise including On-Account to ensure consistency.

  Determine viable business pursuits to avoid problem projects and draining of internal resources on non-value-added opportunities.

  Provide expertise in client (upstream) and contractor (downstream) contract negotiations including both legal and commercial terms. Ability to gain consensus among internal and external stakeholders to find mutually agreed terms and conditions.

  Support the growth of the business year over year, maintain positive leverage, and deliver impactful results to overall company bottom line.

  Develop project and program scope of work documentation to clearly define pricing components including contingency, allowances, inclusions, exclusions, and add alternates to mitigate risk.

  Work with the Commercial Lead and Sourcing team to further enhance a suite of downstream supplier contracts including Architectural & Engineering agreements, Lump Sum and Cost Plus GMP construction contracts, and Material Supplier Purchase agreements inclusive of client flow down provisions.

  Define operational guidelines and guardrails and build/update management routines to govern Develop and educate on Delegation of Authority matrices and aligning those to balance approval levels without overburdening stakeholders.

  Provide subject matter expertise in the field of construction risk management.

  Lead risk review sessions, develop action-oriented risk mitigation plans, and report findings

  Possess a working knowledge of construction licensure across local country, state, and regional jurisdiction to ensure compliance.

  Lend experience in managing multiple project sizes – small works, programmatic assignments, and large mega projects valued in the range of $25M to greater than $100M USD. Understands how to structure a project execution team to successfully deliver those projects and assist with defining team members roles and responsibilities.

  Provide expertise in the evaluation of potential acquisition targets and vetting of viability

  Support the implementation of new Technology systems to build scalable solutions to drive implementation and adoption and place a high value on data management and how that impacts business operations

  What you’ll need

  Bachelor’s Degree (BA or BS) from four-year college or university in an Architectural, Engineering or Construction field and MBA or graduate degree.

  10+ years of leadership in a global Construction Management (or Principal Project Management) or related AEC industry Firm

  Ability to test, obtain, and serve as Qualifying Person for Construction licensure

  Professional Accreditations including PMP or Certified Construction Manager

  Project and Construction delivery experience with a keen emphasis on risk management, and profitability

  Experience in leading a global Platform team that supports a broader team of global constituents within a large corporate structure.

  Ability to successfully work with and influence others outside of direct reporting lines to drive accountability

  Subject matter expertise in the field of construction project management operating models across Agency, Owners Representative, Principal, and Managed Principal (ie CBRE holding contracts, but no budget / design or means and methods risk, similar to a Pay Agent) or Turnkey offerings. Ability to articulate the pros/cons of each system and apply those to client needs to determine the optimal model.

  Subject matter expertise in the various project delivery systems covering Design/Bid/Build, Design Build, Integrated Project Delivery, Construction Management at Risk, and Engineering, Procurement, and Construction (EPC) models, including Earned Value Management or similar predictive analysis tools. Ability to articulate the pros/cons of each system and apply those to client needs to determine the optimal model.

  Experience in managing complex P&Ls, general ledgers, and other financial processes including budgeting, forecasting, and variance reporting.

  Possess a deep understanding of how financial systems operate within a large corporation. Ability to develop client invoicing strategies to avoid negative cash flow situations and how to manage downstream supplier account payables s to mitigate and avoid lien issues.

  Understand the impact of stranded, hidden, or sunk costs to build and implement mitigation and avoidance strategies.

  CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Global Construction Management Operations Lead position is $300,000 annually and the maximum salary for the Global Construction Management Operations Lead position is $325,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
