  Facility Maintenance Specialist-LeadJob DescriptionUnder general supervision, this position provides overall facilities maintenance support for complex facilities having office, laboratory, computer, warehouse and other special purpose spaces. Work assignments are given in terms of program areas of responsibility. Incumbent performs preventive maintenance and general repairs on building operating systems (e.g., Heating, Ventilation & Air Conditioning (HVAC); electrical; plumbing; other mechanical; and lighting). Incumbent also performs general carpentry and repair of facility structures. Incumbent also receives non-supervisory guidance from the site designated Government Point of Contact. Performance is evaluated in terms of effectiveness in completing assigned preventative maintenance and inspection services, successful completion of assigned work order projects, and ability to foster and maintain constructive and positive work relationships with all staff and management.Per State of Washington pay transparency law, the pay rate for this position is $33.68/hour + $4.41/hour H&W and includes a Cash with Benefits plan.Auto req ID2406BRSubsidiaryAhtna Global, LLCJob Location (State)WashingtonCityBothellPosting TitleFacility Maintenance Specialist-LeadPosting TypeExternal & InternalSalary$33.68/hour + $4.41/hour H&WEssential Duties & Responsibilities* Perform preventive maintenance, repair, and inspection of building operating systems to ensure proper operation independently. Systems covered include: heating, ventilation & air conditioning (HVAC); electrical distribution; lighting; plumbing; laboratory support; heat source boilers; and other mechanical systems.* Corrects deficiencies discovered as a result of preventive maintenance or inspections or deficiencies that occur during the course of normal operations.* Perform preventive maintenance and inspection work that is conducted per appropriate maintenance manuals and technical service bulletins.* Maintains up-to-date inspection and maintenance logs.* Performs a variety of multi-skilled trades to address facilities maintenance needs. Tasks covered include actions such as (but not limited to): light fixture replacement; window replacement; office reconditioning (e.g., flooring replacement, plumbing & electrical wiring repair and/or replacement, wall surface repairs and painting), bookshelf installation; and furniture repairs.* Develop, establish, and utilize schedules and methods for preventative maintenance and providing other facility maintenance services; identify resource needs and reviews needs with appropriate management staff.* Makes recommendations for changes and improvements to existing facility maintenance standards, policies, and procedures and participates in the implementation of approved policies and procedures.* Monitors work activities to ensure compliance with established policies and procedures.* Monitor and control supplies and equipment; orders supplies and tools as requested.* Perform all work in conformance to applicable Occupational Safety and Health Act regulations.* Maintains open communications with the Facility Manager regarding all work activities, as well as makes recommendations for repairs and improvements in the facility maintenance processes.* Demonstrated knowledge of ability to use hand tools and other equipment related to position.* Performs other facility maintenance, repair, and inspection services as assigned.Qualification Requirements* High School Diploma or equivalent* Five years of experience with inspection and/or maintenance of mechanical systems, including license to conduct HVAC work in the State of Washington.* Five years of experience in HVAC, life support and plumbing equipment.
