Description We are offering a long term contract employment opportunity for an Escrow Coordinator in San Antonio, Texas. You will be joining a leading organization in the industry, playing a critical role in managing and processing rehab escrow transactions. This position involves a high level of interaction with members, contractors, draw inspectors, and lenders, requiring strong skills in customer service and escrow processing.

Responsibilities

• Coordinating with lenders and their construction lending teams to maintain regular reporting of all open accounts and to set up new vendors.

• Confirming the availability of funds for disbursement, ensuring it matches the final budget, and preparing the project ledger.

• Reviewing draw inspections to authorize payment based on the percentage of completed work, including the deduction for holdbacks and verified material purchases.

• Communicating with members regarding inspection and relevant comments, and determining the agreed amount to release to the contractor for partial or final payment.

• Requesting payment to the contractor from the lender promptly after receiving the member's approval, contractor's lien waiver, and supporting documents.

• Verifying and documenting all approved change order deductions and credits to support accurate accounting of monies applied to each contract agreement.

• Managing disputes and working with the management and legal department regarding project disputes and litigation holds.

• Maintaining an accurate and detailed ledger of the Rehab Escrow balance for all approved contractors, including contingency amounts, until the project is completed and the escrow account is closed.

• Ensuring timely project closeouts and initiating final payment, updating the member with the balance of the escrow account. Requirements • A minimum of 3 years of experience in the role of an Escrow Coordinator is required.

• Proficiency in using CRM tools to manage customer relationships and interactions is needed.

• Familiarity with closing processes and a comprehensive understanding of deeds is essential.

• Exceptional customer service skills with a focus on customer satisfaction are required.

• Comprehensive knowledge of escrow and escrow processing is necessary.

• Experience with title escrow and handling of funds is needed.

• Familiarity with HUD and HUD-1 guidelines is required.

• Ability to handle EFT payments and electronic payments efficiently is needed.

• Experience in mortgage payments and payment processing is required.

• Proficiency in payments reconciliation is necessary.

• Knowledge of bookkeeping principles and practices is required.

• Experience dealing with construction loans and consumer loans is necessary.

• Familiarity with loan servicing and mortgage processing is required.

• Ability to work effectively with mortgage professionals is needed.

• Proficiency in Excel and other office applications is required.
