Job Description
Your Team
The Development Manager is responsible for managing the delivery of finished lots, commercial sites and backbone infrastructure, as directed by the Director of Land Development and Development Manager, through management of internal team members and external contractors and consultants . This role is critical in the creation, control and adherence to development budgets and schedules for land development and backbone infrastructure projects. Responsibilities include management of numerous projects from the design and permitting process to bid release, evaluation and award and through construction of projects for plat recording and agency acceptance.
Your Key Deliverables
Prepare job level budgets for plats and backbone infrastructure projects based on information from engineers, contractor or experience
Detailed construction and consultant contract management, cost control, schedule control, change orders, RFI’s and pay applications
Coordinate utility installation schedule and activation for plats and backbone infrastructure
Prepare contractor bidding documents, review and analyze bids
Manage delivery of residential plats and commercial parcels, including roads, sewer, water, storm and dry utilities as necessary for each development or phase and securing final acceptance from the permitting agency
Manage recording of final plats for each development or phase
Manage elements of backbone infrastructure, including off-site transportation mitigation projects, on-site arterials, storm drain system, water system and sewer treatment and disposal system and securing final acceptance
Review for feasibility and efficiency for entitlement approvals and preliminary plat applications
Ensure compliance with construction permits from various agencies
Ensure compliance with NPDES permit conditions
Monitor consultants and contractors’ performance and maintain relationships, including initiating corrective actions and change process when required.
Maintain and foster open and knowledgeable communication with all stakeholders including agencies, consultants, contractors, builder partners and community residents.
Regularly monitor and inspect construction sites, erosion control devices, model homes/sales centers, builder activity, and raw land.
Report any and all safety incidents and near misses to Responsible Person for input into Cority system and follow up with Health, Safety and Security team as necessary
Coordinate with on-site security consultant to maximize coverage and effectiveness
Provide quarterly updates of development cost forecasts as well as updates for any material variances as soon as identified
Update detailed development schedule monthly for all plats and backbone infrastructure as well as updates for any material delays as soon as identified
Provide various updates to management team as necessary for monthly or quarterly report and presentations to executive team and investment partners
Must Haves
Bachelors Degree preferred, preferably in engineering, construction management or project management
5+ years of land development, residential construction or commercial construction
Must have excellent interpersonal, written and oral communication skills
Must be responsible, well organized and have an extremely high attention to detail
Ability to exercise good judgement, and demonstrate high standards of ethics
Ability to work independently and effectively in a fast-pace environment, with dynamic priorities and deadlines and in collaboration with others
Proficiency in Microsoft Word, Excel, Outlook and Microsoft Project
Valid WA Driver’s License required
