  Minimum Requirements:

Job Description

  Under the direct supervision of the Regional Manager and/or Area Manager, the Community Manager is responsible for providing leadership and direction to associates at assigned property. They mentor and ensure all associates support the corporate mission and understand their role in achieving these established goals. The Community Manager advocates on behalf of associates to enhance individual performance, as well as provide excellent customer service to residents. Incumbent is expected to have excellent attendance and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism.

  Supervises and provides training to community associatesEvaluates associates' performance, including the completion of annual performance reviewsCounsels under-performing associates and provides critical feedback to improve performanceCreates positive, welcoming, supportive environment for residents, visitors, and community associatesAttract, screen, and select prospective residents in accordance with federal, state, governing program laws and regulations utilizing the set Resident Selection CriteriaMaintains knowledge and awareness of market conditions affecting leasing and operationsDevelops and executes marketing and advertising campaigns for apartment leasingAssists with development and implementation of resident services programmingMaintains sound rent collection procedures, including following up with delinquent accountsDelivers rent deposits to bank and submits relevant documentationOversees security deposit administration including inspecting units to determine resident's balance or refund, preparing disposition letters, and processing security deposit returnsMaintains familiarity with all procedures and requirements for accounts payableParticipates in the preparation of the annual operating budget, and works with the Regional Manager to maintain budgetary guidelinesMonitors landlord-tenant relations and mediates disputes when necessaryUtilizes maintenance software program to enter in and track service request, and regularly reviews maintenance reportsInspects apartments for move in condition and turn over statusInspect property grounds, office, community room(s) and all other amenities to ensure they are clean and maintainedEnsure all contractors/vendors have approval from Vendor Compliance prior to performing any work on the property, once approved monitor the activities being performedKnowledge, Skills and Abilities (KSAs):

  Ability to perform all functions of an Assistant Community ManagerWork flexible schedule, including evenings and weekendsTravel for the purpose of conducting property businessPerform in a busy, changing, multi-tasking work environmentExcellent customer service skillsProficiency in One Site preferredComputer literacyDemonstrate strong written and oral communication skillsEducation and Experience:

  High School Diploma or EquivalentMinimum three years property management experience in RDOneSite experience preferredThe following designations are preferred: ARM (Accredited Residential Manager), CAM (Certified Apartment Manager)Essential Job Functions:

  Must be able to access all areas of the property's grounds and structures, including multilevel structures, with or without the aid of an elevatorAble to work with at a computer for a minimum of 7 hours daily either standing or sittingEffectively communicate with applicants, residents, vendors and supervisors in e-mail, by phone, or in person regarding day to day operations of the propertyStrong leadership skills, communication skills, and decision making abilitiesPossess a positive attitude and the ability to smile under all circumstancesNeat, clean, professional at all times throughout the work day and/or whenever present at the communityEqual Opportunity Employer and Drug Free Workplace
