  Some of what you'll be doing:

  As an Aviation Property Manager 3, you will manage strategic business relationships and real estate portfolios at Seattle-Tacoma International Airport (SEA) as the primary liaison for business affairs and real estate and portfolio manager.

  You will engage and manage complex and highest revenue-producing non-aeronautical business relationships and provide financial analysis, communication, and account management between the Port and new and existing airport tenants, consistent with Port policies and local and Federal guidelines.

  You will manage strategic lease and contract negotiation with rental cars, flight kitchens, and other critical non-aeronautical tenants; ongoing lease and contracts, including amendments; ensuring contract compliance by tenant, implementing all required terms of agreement; maintaining positive working relationships with both the local and corporate contacts for assigned tenants; and forecasting revenue from assigned agreements.

  You will manage the leasing strategy for SEA landside agreements, supporting all coworkers with identifying suitable options to satisfy tenant’s requests for space, including requests for space to be used by internal stakeholders, and making recommendations as to highest and best use(s) of space and property within your portfolio.

  You will participate in assigned groups/committees or with specific entities, including but not limited to consortiums representing airlines or rental cars, or groups and serve as a representative of the Port to foster continued collaboration and vital relationships. This includes developing Port positions and responses and reporting back to management or others on status of important or potential public/tenant concerns.

  You will perform financial analysis of various occupancy scenarios, including rental revenue and capital investment requirements.

  You will communicate with tenants’ corporate representatives, aviation senior leadership, port executive team, commissioners, and public on important matters, including but not limited to, policies, operational risks, financial strategies, business relationship interests, capital project impacts/scope, and potential concerns from tenants.

  You will facilitate the airport's review of tenant-proposed projects for assigned accounts including Concept Approval Process and serve as liaison between tenant and Port departments during the review process.

  Review project drawings to assess impact(s) to existing tenants, as well as identify negative impacts to leasable space. Will also assign project reviews to coworkers as applicable.

  Who you are:

  Experienced – You have three (3) years of experience in real estate, property, facility and/or project management.

  Educated – You possess a High School Diploma or GED equivalent.

  Desired – You have five (5) years of experience in commercial real estate management and development and experience working with airline property and facilities groups in an airport environment and possess a Bachelor’s degree in Facility Management, Aviation Business Administration, Business Administration, or Real Estate

  Property Management – You understand key financial terms, premise assignments, while understanding the Port’s financial commitments within leases. You are experienced in working with zoning, easements, land acquisitions and development principles of commercial real estate.

  Negotiation – You are able to negotiate with competing interests, prioritize alternatives and make difficult decisions in challenging circumstances. You’re confident in developing proposals, business cases, requests for proposals and property appraisals.

  Customer Service – You enjoy interacting with a diverse client base and you build great relationships with your customers and outside contractors. You can navigate a political environment, acting with tact and diplomacy.

  Innovation – You think strategically and generate innovative ideas, identify creative alternatives, and operate in a complex systems environment.

  What else you need to know:

  Work Schedule – Your normal work schedule will be Monday – Friday, 8:00 a.m. to 5:00 p.m. (40 hours per week). Slightly more flexible start and end times are available in this role.

  Work Environment – You will primarily work in an office environment.

  Grade Review – The pay range and grade for non-represented positions are under review and subject to change as part of the Port’s work to implement a new pay program. This review is intended to ensure that positions are aligned with the new program that will be implemented in early 2024.

  Washington State Residency Requirement – Employees must establish a residence in Washington state within 30 days of their first day of employment and must maintain a residence in Washington State during their employment with the Port of Seattle. If a position is eligible to telework, work performed while teleworking must be performed in Washington State.

  Security Requirements – As the successful candidate, you must pass a Transportation Security Administration (TSA) background check as well as a criminal history background check with the Federal Bureau of Investigation (FBI). Your employment will be contingent upon obtaining a Port of Seattle ID badge upon clearance.
