  Extra Space is seeking a highly motivated and experienced Real Estate Asset Manager to join our team. The successful candidate’s primary focus is to maximize real estate value through the management of non-core property strategies of a nationwide portfolio of self-storage assets. These strategies and functions include the management of strategic dispositions, post-closing land use functions, ground leasing and JV development management.

  Primary Responsibilities

  Conduct market and asset performance research to assist in identifying non-core asset strategies including disposition, value-add and reposition.

  Manage the disposition process including asset valuation and selection, disposition strategy, broker selection, LOI, contract negotiation and closing.

  Ensure JV development run by 3rd party partners is being executed timely according to a predefined budget and schedule including managing development draws.

  Manage long term ground/industrial leases, including identifying opportunities to maximize underlying lease and asset value through extensions, land or property acquisition and expansion or redevelopment.

  Oversee portfolio-wide core asset management functions including, land use and zoning changes, easements, condemnations and takings, planning phased expansions and seller post-closing requirements.

  Develop and maintain relationships with key external stakeholders, including brokers, JV partners, outside law firms, and other industry leaders.

  Coordinate with other departments to ensure asset strategy is aligned with the overall property and portfolio strategy.

  Assist the Development team with cost estimating work including managing 3rd party cost estimating firms and the designing and refining of the development cost estimating process.

  Work on the Asset Strategy team under the Investments umbrella and occasionally assist with real estate transactions, underwriting and presenting investment opportunities to the Extra Space Real Estate Committee.

  Job Specifications

  Commercial real estate asset management, transactional or development experience

  Strong analytical skills including financial modeling, market research and data analysis

  Strong knowledge and skill-set for a variety of computer applications, including Microsoft Office suite, Microsoft Dynamics AX cubes.

  Strong communication and presentation skills.

  Resourceful.

  Experience in self-storage a plus.

  Willing to travel

  Education and Experience

  Bachelor’s Degree in Finance, Accounting, Economics, Construction Management, Real Estate or related degree from a four-year university or college.

  Five+ years related experience and/or training in real estate or related field.

  MBA, MRED or equivalent preferred.
