The position is responsible for supervising, training, and monitoring custodian performance; managing custodial resources, and workflow; and performing a variety of other duties to facilitate and document custodial services. This position reports to the Custodial Services Manager.DUTIES and RESPONSIBILITIES: •Directly supervises up to 17 FTE Custodians located throughout campus. •Organizing and planning work, coordinating services with customers, assigning and reviewing work, training subordinates, monitoring subordinates performance and providing input to the Custodial Services Manager. •Establish and revise work plans, priorities, and procedures based upon current manning, scheduled classes or events, weather conditions, or unforeseen circumstances. •Monitor progress through meetings, consultations, observations and personal assessments. •Conduct staff meetings to disseminate data, promote information exchange, and to support the advancement of custodial goals. •Direct subordinates in a variety of skilled and manual work related to cleaning and maintenance of assigned campus buildings and facilities to provide a safe, clean, and sanitary environment for students, faculty, staff, and public. •Monitor and manage the performance of assigned subordinates. •Ensures all subordinates comply with Federal, State, and Departmental rules, regulations, and policies. •Consistently correct inappropriate, unsafe, or improper actions of subordinates immediately. •Identify training requirements and needs through personal observation and discussion with the Custodial Services Manager. •Assist in the development of lesson plans and conduct training for subordinates. •Provide on-the-job training for subordinates by demonstrating work methods and procedures.•Observe subordinates perform work. Identify inconsistencies, incorrect procedures, or methods. •Coach subordinates in proper actions. Track and document all training received by subordinates. •Identify and evaluate new products, procedures, and methods. •Provide a direct interface with customers to the custodial department. •Resolve all validated customer complaints and take necessary actions to prevent recurrence.•Monitor attendance of subordinates and verify hours worked. •Ensure adequate custodial coverage is in place for vacations and illness. •Participate in the recruitment and selection activities for subordinates. •Perform a variety of administrative work to facilitate and document custodial services•Document and maintain records of area audits. •Monitor supply and equipment inventories at various locations around campus. •Thoroughly document unsatisfactory performance, undesirable attitude, customer service complaints, or unprofessional behavior of subordinates. •Supervisors must conduct themselves in a professional manner at all times. •Manage and coordinate custodial projects, resources, and workflow.QUALITIES:•Punctuality - is consistently at work and on time. •Excellent oral communication skills - speaks persuasively in positive or negative situations; listens and gets clarification; responds well to questions; participates in meetings. •Excellent written communication skills - writes informatively; edits work for spelling and grammar; varies writing style to meet needs; presents numerical data effectively; able to read and interpret written information. •Excellent customer service skills - manages difficult or emotional customer situations; responds promptly to customer needs; meets commitments. Education Required: •The required Knowledge, Skills and Abilities are typically acquired through a combination of education and experience equivalent to graduation from high school and two years custodial/maintenance experience including supervisory or project management experience. Experience Required: •The position requires skill in organizing and motivating staff; communicating effectively with a variety of customers and the public; planning and organizing custodial activities and special projects; and in operating and maintaining cleaning equipment; and making minor repairs.•Ability to analyze data, plan, assign, coordinate, control, and manage work; ensure excellent customer services; and motivate and communicate with subordinates. This position requires the ability to operate a computer system and maintain documentation. •This work requires knowledge of supervisory principles and practices, training methods and techniques, MSU-Billings, and State Personnel policies, procedures, and precedents, collective bargaining agreements and program requirements.
